ABOUT THE ROLE
Our Client is seeking a Project Manager / Estimator specializing in waterproofing and building envelope systems. This role is responsible for full project lifecycle ownership, bridging preconstruction and field execution to ensure scopes are well-defined, competitively priced, and delivered profitably.

RESPONSIBILITIES
  • Perform detailed quantity takeoffs for waterproofing scopes including below-grade systems, traffic coatings, joint sealants, and air or vapor barriers
  • Develop complete cost estimates including labor, materials, equipment, subcontractors, overhead, and margin
  • Solicit and level vendor and subcontractor pricing
  • Identify scope gaps, exclusions, and risk factors such as access, phasing, substrate conditions, and sequencing conflicts
  • Prepare proposals, clarifications, and scope narratives tailored to clients unfamiliar with specialty systems
  • Participate in pre-bid meetings and site walks
  • Transition awarded projects from estimating to execution with clear budget and scope alignment
  • Create and manage submittals, RFIs, and product data packages in accordance with contract documents
  • Develop project schedules and coordinate with general contractors, trades, and suppliers
  • Procure materials and manage lead times to maintain project schedules
  • Manage field crews and subcontractors including production tracking and quality control
  • Ensure compliance with manufacturer specifications and warranty requirements
  • Track project costs versus budget, manage change orders, and maintain profitability
  • Conduct site visits to verify installation quality and resolve field issues
  • Build and maintain job cost reports and financial projections
  • Prepare and submit pay applications and supporting documentation
  • Price and negotiate change orders
  • Maintain organized and complete project documentation including contracts, reports, and closeout packages

QUALIFICATIONS
  • 3 to 10+ years of experience in construction estimating and or project management
  • Experience in waterproofing, sealants, roofing, or building envelope systems preferred
  • Strong understanding of construction assemblies including concrete, masonry, façade systems, joint design, and coatings
  • Ability to read and interpret plans, specifications, and technical details with a focus on scope completeness
  • Proficiency in estimating and takeoff tools such as Bluebeam, PlanSwift, OST, or similar
  • Solid understanding of production rates, labor planning, and cost structures
  • Strong communication skills with general contractors, consultants, and field teams
  • Highly detail-oriented with the ability to manage multiple projects simultaneously

PREFERRED QUALIFICATIONS
  • Experience with fluid-applied and sheet waterproofing systems
  • Experience with traffic coatings and deck systems
  • Experience with expansion joints and sealants
  • Experience with air barriers and below-grade waterproofing
  • Familiarity with manufacturer certifications or willingness to obtain
  • Experience in both negotiated and hard-bid project environments

  • Estimate accuracy measured by variance between estimated and actual costs
  • Gross profit margin by project
  • Change order capture rate
  • Schedule adherence
  • Quality and warranty compliance including reduction of callbacks

WORK ENVIRONMENT
  • Combination of office-based estimating and active jobsite project management
  • Regular site visits required including work in elevated areas, scaffolding, and active construction zones
